What I actually do for your buyer
- Free credit coaching. A real mortgage credit pull, a plain read on which of the five credit problems they actually have, and a written plan with a timeline.
- Address eligibility checks, same day. Text me any address in the corridor and I'll tell you whether it's inside the USDA map. No cost, no application, no obligation on either side.
- Manual underwriting when it's warranted. Active Chapter 13, thin files, sub-580 scores, self-employed income that tax returns don't reflect. These are files a lot of shops simply won't work.
- An honest no. If the answer is “not yet,” you'll get that fast and with a date, rather than a file that dies quietly three weeks in.
What I do for your listing
If you have a listing in the corridor that qualifies for $0-down financing, I'll verify the address against the USDA map and build you a flyer and a short video for it — free, whether or not you ever send me a buyer.
The argument is simple: a listing that qualifies for $0 down has a bigger buyer pool than the one you've been shown, and most buyers browsing it have no idea the option exists. That matters more the longer a listing sits.
